How much does it cost to sell a home in Spain?

Before selling your home it's worth knowing exactly which costs and taxes you'll have to cover, so you can work out how much you'll really receive. Here's a clear breakdown.
Energy performance certificate
It's mandatory in order to advertise and sell. A technician issues it and it usually costs between €100 and €300. I can arrange it for you.
Municipal capital-gains tax (plusvalía)
This is the tax on the increase in urban land value, paid by the seller to the town hall. It depends on the years of ownership and the cadastral land value; there are two calculation methods and you can choose the more favourable one.
Income tax on the capital gain
If you sell for more than you paid, you're taxed on the gain (bands from 19 % to 28 %). There are important exemptions: reinvestment in a main home, sellers over 65 on their main home, etc.
Mortgage cancellation
If your home has a mortgage, you'll need to cancel it at the registry (notary and registry costs) or have the buyer take it over.
Agency fees
Agreed in advance and with full transparency. In my case, I only charge if I sell your property, and it includes valuation, professional photography, exposure on the top portals and full management up to completion.
Habitation certificate and others
Depending on the municipality you may be asked for the habitation certificate and proof of being up to date with community fees and council tax (IBI).
