Buying a home on the Costa Blanca: complete 2026 guide

Buying a home on the Costa Blanca is one of the best decisions you can make: over 300 days of sunshine a year, blue-flag beaches, a welcoming international community and excellent value compared with other parts of the Mediterranean. In this guide I explain, step by step, everything you need to know to buy safely in l'Alfàs del Pi, Albir, Altea, Benidorm and across the Marina Baixa.
1. Set a realistic budget
On top of the property price, budget an extra 10–13 % for taxes and costs. That way you'll know from the start which properties really fit your budget and avoid surprises.
2. Get your NIE
If you're a non-resident you'll need an NIE (foreigner identification number) to buy. You can apply at a police station or at the Spanish consulate in your country. I help you arrange it and book the appointment.
3. Taxes by property type
- Resale: Property Transfer Tax (ITP), 10 % in the Valencia region.
- New build: 10 % VAT + 1.5 % stamp duty (AJD).
4. Other purchase costs
Notary, Land Registry, conveyancing and, if you take a mortgage, the valuation. Together these usually add another 2–3 %.
5. The process, step by step
- Search and viewings of the properties that suit you.
- Deposit contract (usually 10 %).
- Legal checks: title, charges, licences and energy certificate.
- Signing the title deed before a notary and handover of keys.
- Transfer of utilities and payment of taxes.
